If you have been following us on instagram you would have been wondering what all the unusual construction photos are about? This is our way of showing you a glimpse of a different building process as it happens, right here in Western Australia, rather than the traditional double brick homes.

Yael K Associates were approached by their client to design an energy efficient, single story home with minimal maintenance. Additional to the hours of artistry that are always involved in designing a Yael K custom home the team sat down and calculated the cost, time and efficiency of all the prospective products available. As this was no normal double brick build the builder (Erban Development) was engaged at an earlier stage to give construction advise and costings. The combined think tank were able to mix all the energy efficient elements together and exploit them to release their full potential.

The construction method utilises Form Craft, FormPro Insulated Concrete Formwork (ICF) for the external walls. These walls have a quick build time and have high insulation properties (R-Values). You can see these beauties being installed in various stages on our instagram. The roof materials are Structural Insulated Panels (SIP) by Bondor as well as 2 additional layers of insulation to add to the overall roof insulation properties of the home. The clever design disguises the additional thermal layers into a strong architectural roof. With these external elements (and more) the home gained a 9 plus Star energy rating.

Other elements to the home that go towards the star rating are photovoltaic panels on the roof, Wels rated taps, a 3500L water tank, Electric heat pump for the hot water system feeding the entire home, and double glazing with energy glass.

Double glazed windows keep internal temperatures moderate all year round and high operable celestial windows allowing excess hot air out. The internal walls are brick to help increase thermal massing where needed.

With only with 3 bedrooms the home has a spacious layout with all the usual suspects; Large kitchen/dining/living, spacious bedrooms, ensuite, bathroom, powder, study, large covered deck & workshop are all centred around a private central courtyard.
